FHA vs. Freddie Mac: Financing a Moved Manufactured Home

Do not use a Freddie Mac announcement as evidence that an FHA condition has been cleared. Ask the lender which program is being evaluated and what requirements apply to that specific file.

What changes when the lender switches loan programs?

Ask for a new written property checklist. A change from FHA financing to a conventional program can change the questions the lender needs answered. It does not automatically change the scope or conclusions of an inspection that has already been performed.

Before proceeding, confirm these four items:

  1. The loan program now under consideration.
  2. Whether the lender has reviewed the home’s relocation history for that program.
  3. The exact foundation or structural assessment it wants.
  4. Whether it will review an existing report or requires additional engineering work.

Keep the previous report with the request. It can show the engineer what was evaluated and what remains outside that earlier scope.

Foundation condition or structural integrity: what is being requested?

A foundation condition and a question about the structural integrity of a relocated home are not necessarily the same assignment. The required inspection and report depend on the lender’s written request and the engineer’s agreed scope. The report name alone is insufficient to compare two proposals.

If the request includes both issues, send both together. Describe known additions or repairs, supply the current property address, and explain which historical records are available.

Should you cancel an inspection when the program changes?

Contact the inspection team promptly before changing the appointment. Explain the program change and forward the revised requirement. Ask whether the planned work still fits, whether the scope or price needs revision, and whether the appointment should move. This gives you a basis for deciding without assuming the old or new report will be interchangeable.

Have a revised lender condition? Send it for an engineering quote. Use the loan officer intake checklist to include the information needed to review the scope.

Start by identifying the decision being reconsidered

A buyer may have been told that a home, the loan structure, or the borrower did not fit a particular program. Those are different reasons for a stalled transaction. Ask for a clear explanation before assuming a new article resolves the original problem.

If the loan officer proposes another financing path, request the name of that program and a new list of outstanding property conditions. Keep the earlier requirements in the history, but do not silently carry them into the new scope.

Do not rename an old report

A report written to address a particular foundation condition should not be relabeled as a structural-integrity report merely because a different program is under consideration. Give the engineer the actual request and the prior report, and ask whether additional work is needed.

An engineering scope should follow the question being evaluated. The title of the attachment alone does not establish that it answers the new condition.

Coordinate the people already on the file

Ask who owns the financing decision, who reviews the engineering document, and who holds installation and title records. Have one person maintain a dated list of open questions so the seller and buyer receive consistent instructions.

If an inspection has already been scheduled, communicate a change in program or condition before the visit. That gives the engineer a chance to discuss the scope and quote with the ordering party.
